The lease, with QOZ 201CC TWO, LLC, will commence on the earlier of the company occupying the premises and conducting business therein or the date of substantial completion of improvements. The lease term is for 126 months, with escalating base monthly rents and options to extend the lease for two additional five-year periods. The company will also be responsible for its share of the building's operating expenses, including property taxes.
